The Revenue Assistant, specializing in Airbnb and Booking.com operations, is responsible for implementing and managing pricing strategies across all short-term rental units to maximize occupancy and revenue targets. This role requires strong analytical abilities and deep familiarity with key Online Travel Agent (OTA) platforms.
Key Responsibilities
Pricing & Revenue Management
- Set daily, weekly, and monthly prices based on demand analysis, seasonality, market trends, and competitor benchmarking.
- Implement dynamic pricing strategies across all units.
- Adjust minimum stays, restrictions, and promotions (e.g., Genius, last-minute, early-bird discounts, custom promotions).
- Manage occupancy goals and revenue targets on all our booking platforms.
Optimization (Airbnb, Booking.com, VRBO, etc.)
- Improve listing ranking by optimizing: Titles, descriptions, and photos.
- Optimize amenities and policies.
- Manage review responses.
- Ensure availability calendars are perfectly synced.
Performance Monitoring & Competitor Market Analysis
- Track and report key metrics including: Impressions, Clickthrough rate (CTR), Conversion rate, Booking trends, Revenue per listing (RevPAR), and Occupancy percentages.
- Identify listings performing poorly and provide actionable solutions.
- Monitor competitor rates in real time.
- Analyze local occupancy trends and events (holidays, conferences, seasons).
- Conduct monthly benchmarking reports.
Cross-Team Collaboration
- Work with the reservations team to adjust prices based on demand patterns.
- Make recommendations to management on portfolio improvement.
Requirements
Qualifications:
- 2–3 years of experience in revenue management, reservations, or short-term rental operations.
- Strong understanding of Airbnb, Booking.com, and OTA performance metrics.
- Experience with dynamic pricing tools (PriceLabs, Beyond Pricing, or similar).
- Excellent analytical and communication skills.
- Qualification: BA/BSc/HND.
